2023 Recap: Community Contributions, Projects and Awards

At Hendricks Commercial Properties, our ultimate objective is to make an impact on communities by stimulating growth, creating jobs and honoring history. Year after year we aim to make an impact in every market we serve and 2023 was no different. From filling vacant leases to developing luxury apartment buildings and boutique hotels, our teams accomplished a lot this last year. We’re pretty proud.




Beloit, Wisconsin

In the past year, Beloit experienced notable growth with the opening of the Wright & Wagner Riverfront building, a six-story residential complex situated at the corner of Grand Avenue and Broad Streets in downtown Beloit, offering a prime view of ABC Supply Stadium and easy access to downtown amenities. Simultaneously, Irontek, the modern-industrial co-working space on the Ironworks Campus, underwent a $1.5 million expansion to meet the rising demand for co-working in the Stateline area.


In the spirit of community, HCP organized the annual Rockin’ the Greens golf outing, benefiting the Rock County Cancer Coalition, and introduced the Backin’ the Badge golf outing in support of local police and fire departments. Hendricks Commercial Properties made a significant impact, donating over $150k to various local organizations.






Boise, Idaho

While Boise represents one of the newest markets for HCP, our presence is shaping a distinctive identity. The Warehouse Food Hall, established in 2022, continues to provide a dynamic space for residents and visitors to gather and savor diverse culinary experiences. Bodo Cinema, a boutique movie theater, opened its doors in 2023, seamlessly integrating with the food hall. Treefort Music Hall also opened, giving the beloved Boise music festival a year-round space that includes a rooftop patio. Amidst ongoing construction, Hotel Renegade is taking form, with exciting food and beverage concepts unveiled: Baraboo Supper Club, The Highlander Rooftop Bar, and Blue Collar Coffee Co. Anticipated to open in Spring 2024, this 122-key boutique hotel is set to contribute vibrancy to the Boise community.






Delafield, Wisconsin

Delafield's pioneering mass timber project The Grain, at 705 Genesee Street, is rapidly progressing, shaping both buildings internally and externally. Our leasing team has successfully secured tenants for these four-story structures, including Brunch Delafield, Midwest Insurance Group, NONA Nutrition, RBC Wealth Management, Synthetaic, and Velvet & Tulle Boutique, set to occupy the completed space in 2024. In addition, Contento Mexican restaurant has enriched the downtown landscape at 627 Genesee Street, introducing a new Mexican and tequila concept.


Meanwhile, Wisconsin's oldest restaurant, Red Circle Inn, underwent a series of refreshing updates, unveiling updated décor, improved banquet and private event spaces, and a tempting new menu that embraces the spirit of the Wisconsin supper club. Preserving its historic charm, the space showcases restored original furnishings, historic photos, and the original 1889 Pabst bar.





Indianapolis, Indiana

The Bottleworks District, the historic $300+ million mixed-use development in downtown Indianapolis, continued to see growth as Phase II of the project nears completion. The flatiron building at the corner of Mass and College Ave. is 100% pre-leased on office space. Phase II has seen strong office and retail activity throughout the last year, welcoming several new tenants including Pedego Indy, Pig Pen, Bernhardt Phillips, EDP Renewables, The Richard M. Fairbanks Foundation, Laser Away and Piedra. Full completion of Phase II is scheduled for 2025.


2023 went out with a bang for our Indy team, as we reached a deal to acquire Circle Centre Mall. The deal is set to close in the first quarter of 2024 with plans to spend over $600 million over the next decade to transform the existing mall into an open air, pedestrian-friendly campus equipped with retail, office, housing and restaurants.
